Leaving the 9-5 ( Where are the multifamily cold callers at?!)

After *****footing around for months, I finally quit my 9-5 job. I was cold calling and emailing for a B2B software product, and got really good at earning people's time (sometimes trying a year or more) to create new conversations, and pipeline. In learning about the power of off-market deal sourcing and syndication, I quickly became obsessed about what could happen if I applied myself in multifamily. And the idea of earning equity in deals, a reward that seemed to make all the dirty work of calling/mailing/prospecting worth working hard for, it excites me. 

My question is this: are there people, groups, or thought leaders you can recommend on the practice of pulling records and building owner lists, marketing/nurturing pipeline, the scripts and objections you might overcome with building owners... who is out there getting their hands dirty with the cold calling, mailing, sales side of multifamily acquisition? So far I've found Joe Fairless in addition to BP. If you can recommend any people or places worth following, please do share. Thanks!
