I also think most markets won't see anywhere close 6% cap rates (for single family homes which is what I personally invest in).The questions you get to ask are then:Is the extra 4% worth the hassle of management and lack of liquidity.   

It seems like you’d get at least an extra $100/mo and it would pay for itself.

Although insulating the floor is a nice extra, it is not the primary way that cold gets into the house.

A pool can be a big liability, but can also be a bonus for the right tenant that is willing to pay extra for that amenity.

Unless you are planning on investing in your back yard and have extra time to spend, getting a good PM is very important.  

The goal is to minimize unnecessary usage and prevent extra costs, rather than blindly paying whatever bill comes in.

Just asking as most folks seem to think "giving it back to the lender" is always an option.

Get those young healthcare professionals butts in seats for an "informal first-time homebuyer Q&A" with you and a local lender that has some FTHB goodies (and maybe you offer some healthcare professional goodies, like paying for a home warranty plus a $1k credit towards closing costs - only for folks attending your Q&A).

@Vidit Maini Until you are an ESTABLISHED business I would recommend just keeping track of your mileage for deduction as opposed to spending the extra money to buy a “company vehicle”.
