I am talking about a computerized printout report of the actual day every payment was made.If you are picky about the tenants credit and financial history, you should require this as well.You should also require the seller to have the tenant(s) sign 2 forms:1) Form giving you permission to access the tenant's credit history any time in the future.2) Notice of a new property owner and where the lease payments must be sent in the future.3) Tenant acknowledgement of a new person/company having total access to the tenant's credit, financial, and personal history.I feel all of this is just the beginning of the requirements prior to closing.

One thing I am doing since this is a long term investment is that all homes must be in A+ condition, vinyl siding, shingle roof, with all appliances and move in ready, I don't want lots of repairs to start off, so I pay a little more for quality and everything is bought with cash.
