I would recommend looking into local real estate meet-ups and networking with investors to get yourself on wholesalers email lists when they send out their deals.Hope this helps!

Hi everyone, I'm looking at investing in a deal in Indiana.

I've realized that I'm not looking to start another full-time career.

Sometimes patience is the best thing to apply if you already own an a house in an area that will appreciate well with time.

I think we have the best advantage because we are where many of the investors want to be and we can drive the neighborhoods ourselves and know where the transitioning areas are. 

Find out which filters are best for your furnace, purchase a year's worth, write the installation date on each one so the tenant knows when to swap them, and inspect regularly to verify it's happening.
