I also make it clear we will record inspections with pictures or video.I don't address hoarding specifically.

This is why you need to do a ton of due diligence on them and make sure they have skin and the game and something to lose.

For a fact, they have a "postal address" (they do NOT name it "business" address, notice that... and btw, this is a bought virtual address, look it up, and y'all shall find plenty in the sea, and please, do not spend $1,000 or whatever, or worse, your precious, billable time = money on it. 

Hey Chris, If your agent is only using RCM, they might not be familiar with platforms like Costar or LoopNet (which honestly should not be the case), or they simply may not have the budget to cover the upfront listing fees, which can get pricey.I’d circle back with them, address the plausible elephant in the room, and try to figure out a game plan to get your property on these other platforms.

Instead, it is grouped under another address in the same community, which happens to have the lowest price.

I would call them and send certified letter signature required or if nearby drive to their last known address.

Any new business idea should solve a problem that other existing businesses haven’t anlready addressed IMO, if they plan to be successful.  

The posts also read like advertisements/ something a scammer would write, and the property address somebody mentioned above that supposedly closed in 45 days, hasn't sold since 2006...
