There was a huge overhaul of flood zone maps in 2012/2013 and what we see a lot in MA is properties that never required flood insurance now do, and if you want bank financing it’s non-negotiable.  

Just different as they are SFR deals ( communities)  the bank underwrites the probability of success as well and relies heavily on MAI appraisals and data gleaned from those.. with MF I would think there are companies that do market studies.. just like for storage you hire a company to do a study to prove your project will have demand..

Yes, MA is very tenant friendly, but if you screen well and stick to your criteria you have nothing to worry about.Treat the tenants with respect, and be disciplined to maintain the place the best you can.
