In a mobile home park, most of the value is in the underground infrastructure, roads, landscaping, amenities, pools, fencing, pads, utility pedestals, etc, while only a small portion of the value comes from a building, like a clubhouse or laundry facility.

where do I start.... new paint, multiple fixes throughout the house, updating kitchen/bathroom, landscaping landscaping landscaping.

Around that time I had just sold my landscaping company. 

Also I have some ideas but not sure exactly how I would attack the bigger parts of the curb appeal (not talking about landscaping, I mean things like windows, siding, and support posts)

Prop tax's some of the lowest the country very low insurance stucco houses tile roofs and desert landscaping all lead to ease of maintenance over time compared to FLA which of course has all sorts of weather related issues that is detrimental to houses .. high prop tax and sky high insurance ( certain areas) But its also growing.. so there is that.

So its really cool big parking lot recently seal coated..  3% annual lease raises  they pay taxs insurance and landscape etc etc..

For example, 200 miles one way (guess) x $0.67 IRS mileage rate x 2 = $268 estimated vehicle cost per round trip, which is per guest stay.I'm using a calculator that factors in management costs (cleaning, hot tub maintenance, CapEX, OTA service fees, supplies, refunds, utilities, landscaping and internet) - it does NOT include marketing/tech tools like Lodgify, Guesty etc. so good flag.

I’m coming up with: $4600 monthly rents$450 insurance $950 taxes $690 Cap ex, Maintenance and Vacancy 5% each $400 water/electric from current financials $130 landscaping from current Which leaves me right under $2000 for a mortgage payment just to break even, which is a purchase price of $375k with 25% down.

Reduce landscaping service costs, reduce water consumption, reduce other utility bills, etc…
