That's why a lot of the recommendations here are to hold because the appreciation in that home is where you will make your money, but it does take time.It sounds like what you were looking for is cash flow in which case there are other areas in north/south Austin I would recommend.

On the flip side I have an airbnb in Chicago north side and its running at 85-90% occupancy and bringing in 2x monthly ltr rates.

I have (4) investment properties in Providence and I love the area (I live north of Boston).

We'll see low rates, just not extended term low rates(5 yrs+).Today you need to assume rates are going to be north of 4, likely 5%, for term.
