Looking for advice for purchasing in Knoxville, TN

Hi everyone, 

Wanted to see if anyone had insight into the the Knoxville market. I currently have one property in CA and just got done purchasing a property in Columbus, OH. I like the area, but wanted to know where the C to possibly B- neighborhoods were in Knoxville. Also any insight in what part of town is best to look for properties that I can BRRRR. Also if anyone has connections for local wholesalers that would be great.

Any help would be greatly appreciated.

We invest in the market, and it has changed dramatically in the past 10 years. The east side has a lower median income, and the west side is more affluent. I would look into the south side of the city if you want to BRRRR.
