The only time I had any consistent luck in TX was back in the '80s there were so many (500+ per week) in Harris county that the weight of the postings pulled the bulletin board off the courthouse wall!!!

It matters when seeking financing.The blog might be made to justify selling a larger loan, LOL, I agree with Minh.Your return is really more to the weighted average of cash and financed amounts, so the OP's simplified allocation is not correct.There's an old saying, "figures lie and liars figure". :)

My issue is that you can end up with a collection of unused dishes and not know what is hooked up and what is dead weight.

The amount of appreciation or cash flow maybe different for each investor and the weighting might be different, but I would hope that everybody is looking for both.
