I actually house-hacked 2 properties in northern california to get started (maybe similar to you), but am currently re-investing those proceeds into long term rental properties, because finding good deals that are 'flippable' is a lot of work, and once I have a good cost basis on a property I don't want to give it to someone else, I want to collect on it for the long haul.

It will help you understand how property management works, but don't short change yourself.By the same token, use your family ties you have (trade skills) to your advantage, but you'll still want to include the long term repair costs for big expenses (roof, A/C, water heater) so you have to account for those over the long haul.

We've even gone as far as run separate water and sewer lines so that each unit got their own direct billing for actual usage.We've in it for the long haul and have had several tenants stay for 30 years.
