I am studying for my RE licensing exam in my area, but that is not where I plan to invest.

She did have to study to pass the courses and take a state exam in order to get her RE License. 

I've been interested in real estate for many years but just didn't have the knowledge and/or nerve to get started as an investor.

Leave the details up to others and you will be amazed at how many things can get screwed up and/or delayed.Since at least several of our California metro county recorders' examiners are especially picky about notary seals, we've taken the extreme measure of including an instruction page denoting what the page should and should not have, I guess since there are people who are notaries who don't know how to do their job correctly. 

After examining the property and knowing what I can actually go in and actually make a proper offer. 

(tax delinquent list) While examining the results I noticed that a good portion of the these properties were owned by Trusts who have been in control of the homes for less than 3 years.

That or you need to examine your follow up / lead filtering system to see if deals are falling through the cracks.What lists are you mailing and what kind of marketing piece are you sending them?
