Deal & Closing ratio is about to Sky Rocket (if you’re not already doing this…)
If you love consistency and lightening fast deals like I do, try this!
If you have a hot motivated seller, who is remote, and they agree to the deal – DO NOT MAIL, FAX or E-MAIL the Purchase Agreement!
Additionally
If your title company is closing a deal with one of your motivated sellers - DO NOT MAIL, FAX or E-MAIL the Closing Documents!
When you do this you are at the mercy of the seller’s schedule. At best the deal will be delayed, at worst if will be canceled!
INSTEAD
- Hire a mobile notary! You can find one local to your seller at www.123notary.com
- You should pay around $110.00 (sometimes more in big cities)
- Include their fee in the closing costs paid by the buyer
- Instead of sending anything to the seller you send everything to the notary who schedules a date and time with the seller.
Besides speeding up the entire process it also eliminates many scenario’s that lead to losing a deal (like the seller leaving the contract on the dining room table so her brother-in-law who “knows about real estate” sees it and tells her not to trust investors!)
