All of them Demo'd this one took the cake though 150X 150 lot.. going to bust into two lots.Just tallied up my dumpter receipts and other costs.. a little over 60k  including demo house and asbestos remediation .But what floored me was the weight in the dumpsters and this after we had scrappers and metal pickers on site for about 3 to 4 months as we would clear out one level of crap..

And from an early age I knew I would be investing in rental properties so I'd say the education paid off.In middle-high school years I would help out on weekends with demo, sheetrock, painting, tiling, cleaning - no compensation.

i'm certainly open to stick construction. the footprint i have available to me is about 10x16, so 160sq ft.so if i'm at $750/sq ft (zestimate/sqft of home only), and the kithaus k4 fully loaded is 226 sqft the math would be 750/sf*.75*226 = 127k  the unit costs 58k leaving me with 69k for demo, permitting, plumbing and electrical. that seems pretty doable. what's a good baseline for these costs considering i already have water and electrical out to where i'd be putting the unit?

When we were doing demo, we found a toddler's  shoe in the attic, where the floor boards were not screwed in, in there were huge nails sticking out, scary and your heart just sinks that it's an accident waiting to happen!
