We are talking about KC, MO from the Missouri River on the north end, 71 hwy as the western border and 435 as your south/eastern border.

When I say "new" to the area, I mean new to Buffalo, but I did grow up in Western New York.  

I some areas of central and western MA you can find properties that seem to do better than the 50%/2% rules.
