I have a 60' x 60' kitchen, i want frameless kitchen cabinets in maple with full wood construction, let's just go with self closing, black galaxy granite countertops, grohe faucets Bridgeford Collection, the existing floor is a simple tile, so i would need you to rip all of the flooring and cabinet, then replace the floor with only honed travertine I don't like gaps so it will have to be laser cut with 1/32" gap maximum.

purchase price 35k, rehab costs 70k (complete gutting head to toe, high end rehab, new roof, electrical, plumbing, hvac, flooring appliances, countertops, paint, drywall, bathrooms, lighting, etc), estimated ARV 150k.

Anyways, to make it short, I don't think I will be able to finish in those 5 months and according to my calculations to get this house in a decent condition I will need to spend another 35k ( cabinets, floors, appliances, doors, trims, light fixtures, driveway, siding, drywall, granite countertop) even after that and after seeing how the market is behaving I think I could sell this house for 420000 max, not the 460k I was told.

I began doing floor to ceiling tiled showers, wood like tile floors throughout, brand new kitchen cabinetry, nice laminate countertops, and installing laundry hookups.

If you're talking about plumbing and electrical it's a completely different ballgame than repainting inside/outside, rebuilding a deck, putting in a new countertop, etc.

This should be a desirable area with little vacancy based on what I am seeing, but yes, there is always that risk that the units dont rent as easily as the current home owner has lead me to believeon repairs/capx- 3 of the 4 units have recently been updated with new kitchens, carpet, cabinets, and counter tops in 2 of 4. new roof on 1 of the 3 buildings.
