Hello,Currently have properties here in Orange County with a partner and we are looking to invest in Texas.  

Im looking at a property in east orange N.J that is in need of everything floor to ceiling landscaping and people dumping there garbage on site more then tlc. asking price is extra low and you cant beat the price.

How do you look in Orange? 

I really don't like this analogy as I think it's apples and oranges.  

I just wanna hear you guys out what you are considering a "bad neighborhood".So, in this picture it is as follows:Green Circle = Rental unti/estateOrange marking = Bad neighborhood in generalRed Circle = a shooting a few months back with automatic weapons.There's a highway between the orange line and where the green apartment house is, about 500 meters in distance and 2000 meters from where the shooting took place. 

I actually did something similar when I moved from LA to Orange County.
