Baltimore city condo rental questions

Hi. I recently took a job out of state and rented out my condo. It's a single unit in a building of 100+ condos. I used my buildings property manager for assistance. 

I was looking to refinance my mortgage and I was told it's now a investment property loan and more difficult to get, along with higher rates. 

While asking a realtor friend for recommendations on finance managers, she asked if my unit was registered as a rental. 

Does is need to be? Why or why not? And if not, could I still refinance as an owner, not as a investment? What if I decide to move back in 3 months into it?
