This is my long term vision.I am excited to learn from you all and embark on this new journey.I am still a High School Teacher during the day but the excitement of the Real Estate industry is what keeps me up at night.I also have gotten rid of my 30 year mortgage and am using a HELOC to pay off my home early.

Have I left anything out and more importantly, are the numbers that I am using reasonable?

I am using this for "house-hacking" as well. 

I am using AirDNA, and you can tell the ones that are staged correctly with good photos are bribing in more revenue by a long shot.

I would love to have title under an LLC, but my lender is explaining that because it is my primary residence, the lender could technically call the loan if I am using it as a rental property. 

I am using a law firm and suggest you do as well especially, if you have a 2nd lien due to the potential recourse on the loan and make sure you have a short sale approval letter available.

I am using the default demographic report generator from Census and guess I have to figure out how to omit this section out.

I am using the model of renting a property and running the Airbnb out of that, and I have the owner's full support and permission to do so (he is a dear family friend). 

The culture at KW is so much more collaberative and I am used to cooperating and helping - if I see how agents are backstabing each other in some firms its crazy!
