However, on the flip side, Albany seems to be insulated from swift market changes so, in my opinion, there is lower risk of values declining, especially compared to other Upstate NY markets.

I had a person randomly contact me and ask to buy a property I own.I agreed on a low price because he promised a swift and easy transaction.After going under contract, it’s turned into a 6 month+ saga, with the buyer trying to pull out every trick he can to drive the price down.His approach has mostly revolved around trying to find some problem with the property to knock of 50% of the value.I have held my stead and not given into any of his manoeuvres.It also became apparent early on that the buyer and his attorney are two peas in a pod.

Knocking on doors when the agent (as instructed by the owner) forbids it, is A) rude, B) could be trespassing (I get there may be little if any consequences to that), C) could get violent (I'm confident you would not be welcomed at my front door and would be met with swift and decisive resistance), D) could get you into trouble with your local Realtor board, and E) could get you blackballed on the deal.

Like I said, Ive never worked with them so its all hearsay...but I cant imagine everyone is telling the same “lie” I just find it strange that a company can go into contract on a MLS property then mark it up and sell it.. seems to me the buyers are not to swift in this scenario.. if these are on MLS.. make a back up offer and wait.. :) it only works because of the herd mentality I guess
