@Micah Copeland  and Micah expounded on the ethics of being a top notch wholesaler and not one of those that will tell a seller what they want to hear to lock down a deal that they will just walk from if they can't move it...that was your original post IE your OK losing your deposit and walking away.. if you meant something else you did not mention it.

The quality of the cabinets is okay to good, but their hardware is top notch.  

I have a prop mgr that will handle everything, someone who has hundreds of units and top-notch systems in place to deal with things.

The finishings don't have to be top-notch if the location and building quality don't demand it, but some western character will probably be helpful.  

Ive also seen plumbing drains run by notching floor joists or large holes cut in marginally sized joists for the span.

In the meantime study and make sure your credit is in top notch shape.
