If that guy starts saving water, you are really going to be ate up in costs - you need him to use water.

Renter pays about 900 per month.Had some major fixes last year that ate all my profit (tune of 6k of fixes, hopefully one time)If I sell it, I can probably get 125k-130k max since it has no upgrades.

@David Brackett Jr in the beginning it can be overwhelming with the amount of info being thrown at you, my best piece of advise is to find a successful agent and follow their business plan to a tee.

I am following Brandon’s calculations to a tee but am having a really tough time finding a good deal. 

@Jacob Stokes Hi Jacob, in a sellers market like in my area at the moment, cash doesn't mean much as there are many qualified buyers, closings ate happing quickly and few buyers are having their loans rejected due to lax standards returning.

Once you have these things to a tee, start analyzing deals and making offers with an agent.This is just one path you could take, there's a million different directions you can go in REI so be wary of each and always keep the end in mind!

Come to find out the treatment didn't happen until the termites ate the studs in the back half of the home.
