I don't have to call you and find out you are having a family dinner that day and your daughter is having a sleep over the night before and we have to reschedule.

I was really looking for someone for my daughter and son in law. 

My advice to my daughter and son-in-law as they did not want multi-family, either, and wanted to buy a home to live in,  not just investment property, was to buy something that needs some work, plan to fix it up within the 2-year tax-credit time period, sell and keep profits tax-free, then buy another one that needs work and repeat until children need a solid school district.   

this would be my 1st flip its just me and my 15 year old daughter we are super ambitious and want to learn and grow we feel this is a great oppurtuity so please any and all advice would be welcome!

In attemting to find my daughter off campus housing at an expensive school I came across a Duplex that seems to be a good deal for an investment rental .

Makes a HELOC really tempting, and I'm sure the bank would see me coming from a mile away offering my daughter all sorts of free suckers.

I've known my agent since I was a kid, so she regularly tells me she thinks of me like a daughter. 

my daughter lives next to us.. we bought a townhouse in a gated community I don't want a yard.. my daughter has a 2 million dollar home with a pool I can use anytime LOL.. 

She paid him in full and did not see or hear from him for more than 2 weeks, its not until she had her daughter and her son-in-law involved that he started bringing in equipment.
