Sell my house to walk away with $20k

Right now the market for selling in my market is super hot. I could sell my personal residence and walk away with a minimum of $20k. I would use that money to invest somewhere most likely a couple single family or a duplex. But the issue I'm having is finding a residence to live in after selling whether it's buying or renting. I can't get my wife to agree to house hacking a duplex which I accept. And for the bed/bath combo we want we can't find a place with a lower or similar monthly payments. Should I just stick it out in our current house?
