NEED HELP IS MY DEAL WORTH IT?
long story short ( I hope) I was offered a deal today and don't know what to think or do...
the home is in a bad bad neighborhood the guy offered me the home kinda for free! he said he has 25,000 Into buying the home in 2008 and has made his money back multiple times over since 2008 as a rental but is tired of renters and fixing issues every 6 months or 3 months or year you know the story....
so his offer to me was here you take the house I will even throw in 20,000.00 as repairs and updates are needed you ( being me ) do the work and when you are done we have it kisted...he then said he only wants his investment 45,000.00 back at the sale and anything over 45,000.00 is MINE?
Home was built in 1932 3 bed 1 bath full basement needs work of course bad neighborhood 1 car garage its a craftsman style home ugly yellow paint on exterior....
SEV is 72,000.00....comps range from 39,000.00 to 99,000.00
assuming all 20,000.00 is used to rehab my fear is it will sell for 45,000.00 but not much more and I won't make anything on the deal?! what are your thoughts? this would be my 1st flip its just me and my 15 year old daughter we are super ambitious and want to learn and grow we feel this is a great oppurtuity so please any and all advice would be welcome! thank u all so much
