My property was broken into and there are signs of drug use, copper pipes were stolen, appliance control boards stolen, damages caused, camera system was stolen too, and much more.How does insurance look at this?

While you are not required to have a property manager for your long-term rental (short term is a different story), you can only handle administrative functions such as making phone calls, paying bills, selecting a contractor, etc. and must be completely hands off. 

Drug his feet on getting together the $12k down payment but eventually came through.  1 month later has missed the first payment.  99% sure I'll have to foreclose on him.
