Any professional Appraisers here that I could chew the fat with?

The broker needs to be able to chew raw meat and then talk to the underwirter.

I am definitely excited to join the BP community -- even my meager two weeks of being on this site has given me more information than I can chew and I've learned so much more from BP than all the other websites I've read combined. 

Rodents (even mice) cause many fires, can damage appliances (chewing), chew holes into baseboards and corners, and just generally are never fun when they pass away in the walls (smells and insect infestations afterwards).

Most of the trim (baseboards, window boxes, door casings) had been scratched and chewed by the dogs and was ruined.Being long-term tenants (~9yrs) the finish flooring would need to be replaced anyway, but the amount of damage to the subfloor - particularly on the ground level necessitated removal of the entire subfloor.The bathroom vanity was in rough shape and there was a mysteriously missing square of drywall from behind the toilet (earlier pictures from when we purchased the property showed no hole behind the toilet).The carpet on the stairs and in the closet under the stairs was originally a light green in colour (with traces of red).  

Squirrels chewed new holes.

This industry chews people up and spits them out broke.

I've been chewing on this one all week on this TDY (reading BP forums from my Kirtland AFB billeting room every evening).

I'm starting to think I bitten off more than I can chew.

Often realtors or even attorneys get a bad reputation from biting off more than they can chew.
