Personally, I do not have much experience, but growing up I have witnessed my mother purchase a few rental properties in New York.

Exactly what gives you such authority to dictate what any of us are or are not until we bring evidence to your "court" to "prove" our innocence of your accusations? 

I think the best thing to do is both 1) Get a real estate attorney and 2) get an expert in the mechanical disclosure that's a fault to serve you as an expert witness.

I've often noticed people accuse others of what they do themselves.

I think the contractor themselves are a bit weary of this tenant and being accused of doing damage so it would be beneficial to both of us.We do have provisions to do inspections but haven't been good at doing them.

This is a passion for me and I am at my wits end trying to do it on my own.

My intent for this posting was to affirm that the charges I'm seeing is the norm, not to make false accusations.
