I'm  currently emailing her back and her latest response is, "That was her refund of security deposit. we did not take anything out because the apartment was being remodeled after she moved so Oregon kinda frowns on taking money when you are going to remodel."

They do not like to room with anyone else, need their own bathroom and a good washer/dryer.

The house came with a small washer and dryer.

They also stated that they own the clothes washer and dryer in their unit, but the seller made clear that they are included in the sale of the home.They also don't have a written lease, and all of the agreements that they have with the seller are verbal only.Seeing that these tenants are more than likely going to cause headaches in the future, what is the best way to proceed?

I am pulling my hair out trying to resolve an issue with Coinmach / CSC Serviceworks.One of the apartments I help oversee has not had a functioning washer for a month.
