If you didn't provide a unit that was habitable, according to the law's definition, then they might be justified in asking for you to reimburse their rent on those days.BUT, they also have to let you know about any problems, and give you time to fix them that is reasonable.I'm betting you don't owe them a dime.This is all assuming that there are no issues regarding their security deposit, which you didn't bring up.I think it's odd that they didn't just sue you in small claims court.

And I'd ask politely that they rescind their request to have your tenant vacate mid-lease, because if they don't, and you end up in court over the matter with the HOA and the tenant, you will be looking to the HOA to reimburse everyone's attorney's fees.

Another option would be to tell these guys you expect them to remove their machines and/or reimburse you whatever you might be out of pocket, and you expect them to agree to terminating the contract - or - you intend to begin interviewing class action lawyers.It's not blackmail - it's perfectly legal to "settle" using the leverage of agreeing not to sue in exchange for something.
