My bank does a similar calculation when calculating rental income (75% of rent counts towards income).You get a few other benefitsTax advantages: purchases you need for your rental business (e.g internet and cell phone) can be expensed which means you pay with pretax money (or get a 25% discount)Principal pay down.

Also, that far out the times may change and quartz might be found to cause cancer for all we know or 1980s wall paneling might come back in vogue.I would suggest to go with things that will stand up for a good amount of time (the quartz) and such.

There is also the capacity to have them recognize you are home so you dont need to unplug them but that is tied to a specific cell phone being detected, not much use for a vacation rental.
