The Riverside market (St Vincent's) and San Marco (Baptist main campus, Anderson Cancer Center and Wolfson's children's hospital) plus right next to downtown cover a good portion of the bases.

My bank does a similar calculation when calculating rental income (75% of rent counts towards income).You get a few other benefitsTax advantages: purchases you need for your rental business (e.g internet and cell phone) can be expensed which means you pay with pretax money (or get a 25% discount)Principal pay down.

Don't fool yourself into thinking you rubbed 2 brain cells together to create that money and know how to recover spent principle. 

You will be posting so many ads on C/L that you will have multiple accounts, have to use friends and family cell numbers to phone verify accounts, and be considered a spammer.

@Todd Fox Unfortunately, I only have his cell phone number and text messages as a trail but I will take your advice and hope for the best.

I bought the building ten years ago and I bought it because I had a cell phone store and was owner occupied and did not buy it as an investment property.

Also, that far out the times may change and quartz might be found to cause cancer for all we know or 1980s wall paneling might come back in vogue.I would suggest to go with things that will stand up for a good amount of time (the quartz) and such.

There is also the capacity to have them recognize you are home so you dont need to unplug them but that is tied to a specific cell phone being detected, not much use for a vacation rental.
