Upgrades on our new house

We are buying a new home that we will be living in for 3-5 years. Then, we will either be selling or renting. We are picking out upgrade options and trying to decide what flooring to put in the bedrooms. We have read that hardwood (within our budget) would be desirable to renters and buyers, but we also know that some people prefer carpet. What would the best option be? Also, we have the option of Quartz or granite countertops. We have heard that quartz will fade in sunlight but that it's maintenance free, essentially. What's the best option there? Any other general recommendations on upgrades that may make our home more appealing to potential renters or buyers?

Your best options are those that will suite your life style and your personal taste. Forget about planning for renters as that is to far in the future and uncertain at best. It's your home not a rental property.
