First of all, I would say, don't get distracted looking for technology to help you. I did my first deal with my phone and a coffee shop. Don't spend a lot of time setting up a massive website. You only really need tools as you scale.
And then it depends on what strategy you are pursuing. For example, you don't need a property management system if you are doing fix and flips.
After 25 years in the business, here's what I use:
1. Laptop - nothing fancy
2. Cell phone - need to be able to create good videos
3. Websites - onCarrot, 1 site for each type of customer (investor, buyer, seller, tenant)
4. CRM - free Hubspot
5. Lead generation and ads - Facebook
6. Landing Pages - Builderall, 1 page per ad.
7. Autoresponder - Builderall, 1 funnel/campaign per promotion
8. Presentations - PowerPoint or Google works
9. Property Management - Buildium
10. Online As sites - Crsugslist, FSBO sites
11. Email - Gmail professional with Google Docs
