Landlords buy more but don't optimize what they own.

I am a new investor and am working to determine the optimal strategy for replacing my existing income with passive income. 

We could potentially have it until the optimal time to sell it, whenever the market is high. 

The optimization on a spreadsheet is rarely reality.  

A seller optimally would like to deal with a local investor or out of state versus out of the country all things equal.

Also any suggestion on how to optimize my credit to be on the trail to perfect credit?

If the market is hot, than you may not want to buy a property that has lots of optimism built into the price.If there is a shortage of home, than team up/ invest with a developer and build some more.

I work in a pretty time-intensive job and am very interested in creating the freedom that so many people have been able to get in this industry.I have a background in process design/optimization and currently work in marketing.
