My first few properties i purchased in Ft Wayne are all under $100k (ranging between $60-$90K purchase price) and they are all cashflowing about $500~$600 per property per month. i haven't had any significant maintenance (because i did all the repairs up front) and of course i have to incorporate vacancy and future capex, but even with these in mind i anticipate that i cashflow $250~$300 per month per property at least.
