How to find Multifamily and Triple Net properties for sale before the realtors do?

Hi everyone,

I'm looking for a reliable way or method to find Multifamily(50+ units), shopping centers and possible triple net and mobile home park(100+ pads) properties for sale before they can be listed on the MLS or with a commercial broker. I am in Miami, Fl and prefer to find those types of properties in the state of Florida. But I am also interested in the same anywhere in the continental United States. Any tips would be greatly appreciated.
