Each city or county has there own rules regarding pool tear out, I checked on one the other day and city guy said pulling a demo permit would take it off the tax roll then I was free to remove/partial remove and fill.

You can often get good wood look tile on sale at Floor and Decor for close to $1/square foot and then you're paying about $1/square foot to demo out any old tile and $2.50 a square foot to lay it.

I've talked with several contractors about potentially jacking up the roof and replacing the beams, demoing the roof and rebuilding, and even filling the whole garage with dirt and sealing it up, but my usual crews aren't interested in tackling the challenge.

I plan on remodeling and living at this house with my family for a while (10 years plus if not much more).I am planning on putting 20% down and will have around $65-70k in to put in the remodel, however I need to demo a substandard bedroom (converted garage) and add a proper master bedroom/bath.
