My husband absolutely agrees with you, @William Hochstedler.We've decided to postpone the open house, hoping no one is too upset, wait til the beginning of november and just try to get this horrible (inherited) tenant out of the house with as little fuss as possible.

I was shocked to say the least and a little upset at myself for not offering less!!!!!!! 

Then, having all the information, I would tell your roommate that you really needed to have a talk with her.Be as nice as possible, do not threaten or tell her anything that might upset her, but get as much information as you can get from her while trying to get her to be fair and pay her share.If she becomes difficult get legal aid to help you with the next legal steps.This isn't a fix it kind of post ( and I apologize), but I own a mobile/RV park in a rural area and deal with dead beats all the time unfortunately.
