I am a part time investor, currently focusing on buy-and-hold properties with preferences on multi-family/apartment complex. I have properties at San Jose and Vallejo California, and Sparks Nevada. I'm always looking for more deals and financing options.

Hi @Johnson H., I think Vallejo has a lot of potential in terms of appreciation and ROI (mainly for multi-families). My property manager there owns a lot of properties in Vallejo and Sacramento and said Vallejo single families are only at half of what it was before housing bubble and still have a lot of rooms to grow, and it performs better than Sacramento in terms of ROI. And for me, if you are looking for buy and hold and ROI, multi-families can still bring in very good return; buy one with rents lower than market and then upgrade and increase the rent to push for appreciation. Mine was bought for $600K and now renting out for $6K, and I'm still trying to push up the rent so I can do a refinance and get my down payment back. I hope that helps!
