You can send full-color postcards for around $.38 each which is fairly inexpensive for the return you get

While trying to figure out what to do next either renovate and sell, or renovate and hold we received a post card in the mail from an investor wanting to buy it, we were in FL both working in over full-time careers and didn't want to deal with the renovation, so we sold to that investor and walked away with a few thousand dollars.

The tire kickers will continue to get postcards from me if they change their minds and if they seem "on the fence" I follow up with them every few months.While that sounds pretty good, the bad part is that it took 22,000 postcards to get there.

Each time we get them we call the post cards and 9 times out of 10 no one answers!

Spend the funds to send out post cards, driving for dollars, cold calling, etc...I launched a new campaign and within the last 3 days I was able to pick up 3 homes a lot cheaper than going through a wholesaler or MLS. 

You just have to do a lot of marketing, whether it's postcards or driving for dollars or whatever you choose to start with. 

I do small, specific-event postcard mailings of about 8 per week.
