I would be cautious to lower the nightly rate because bookings aren't coming it.

There are unethical people everywhere and you just need to be cautious before giving a large advance and paying rest without verifying the work.

Be cautious of using a template from someone for a scope of work as every house is very different.

If I was a landlord I would be more cautious of small dogs.

@Arun Kumar Coolidge is good for long-term rentals and appreciation but I would be cautious about short-term rentals.

In conclusion, I will still work with Roofstock in the future (I think they are a legitimate company and they do have many good inventories), however, I will do my own due diligence and be cautious all the time.

Not like you have a huge history with them so being cautious is fair.
