Posted

Hi,

I’m planning buy single family house in Coolidge AZ. How is rental market doing? Is it better to do long-term/short-term.

@Arun Kumar Coolidge is good for long-term rentals and appreciation but I would be cautious about short-term rentals. Coolidge is on the fringe of Phoenix and not near any of the popular resorts, entertainment areas, spring training, etc. It might do OK as there is a ton of construction jobs in the area, Lucid in Casa Grande expanding, and others but in general it is not a vacation destination for the masses.

Coolidge does do very well in the long-term rental market, it's a bit more affordable and we see demand for Lucid, lots of prison workers, and others in the area. We manage multiple properties in Pinal county and find the long-term demand is high.
