I would recommend to work really hard and save money fast - beans and rice rice and beans to make up at least 3.5%.

What comes out is a glass of red koolaid with no ice, a dry piece of boneless chicken breast, grilled and slightly burnt, with white rice and a Brussel sprouts.

We've financed student deals around UT, A&M, Baylor, and Rice - and all over the West Coast. 

Live on rice and beans and pay the debt down in a few years.

The landscaper recommended terracing but that's going to require more maintenance than I'd like for a rental property. 

The metrics I looked at was job growth, unemployment rates, available assets, and rent to rice ratios and both cities seem to be above the national average in all.
