So my friends have gone into building new houses, or buying higher end flips to weed out the newbies for better profit spreads, or left SFR investing all together for other avenues of real estate investing.Get away from the herds so you do not have to compete with newbie people with the (dumb money).

I would need to take a hard look at things like the fireplaces since there are 7 and I know in old properties sometimes they are not up to fire code. possible asbestos though the heat is radiant and it has central air, possible lead piping, and possible new electrical.

The investors that took the risk then it is now paying off when they sell.There is a natural ebb and flow to when the herds feel it is safe to do something that is also the time when a majority of the quality properties have already been scooped up.I used to do more larger multifamily but in recent years do retail these days.

you may be able to work up some local private lending, seller financing, other creative financing for under 60k, also i have herd  B2R lends to buy and hold investors based on asset not debt, along with asset avenue, but i do not have first hand knowledge on these companies merely read many posts on financing and noted them mentioned here in the BP forums,  best of luck with any avenue you peruse.
