Always ask after a pause - "Are you sure this is your best price?"

But when an important slide comes up with a lot of info you have to pause it to catch all the info.

Reading the post by @Kathy Johnson gave me serious cause for pause.

The part that is giving me pause is the need to establish everything as a 1031 transaction before I eve make an offer on the 4plex.  

I think no matter where some one invests if the market has gone up significantly in the last few years one needs to pause and think before they invest.

I think most of my pause comes from the fact that I'd be buying the commercial property as an LLC, not as an individual.  

Then just pause and wait for their response.

Perhaps a double if it rents for what I expect.I've got deal number four in the works, but will likely have to pause for 6 months or so to save up for another down payment and be sure I can meet the requirements for loan #5 (I have a mortgage on my current home).So the point of the matter is... can you get there by hitting singles & doubles?  

You learn a lot from sellers and their motivation by the way they talk, add pauses, when their is hesitation, etc.These are just a few of the reasons why I always answer my calls.  

This question has put me on pause about taking this route to wholesale.
