I am a fairly new agent still learning the ropes and while looking at the MLS data for my area for turnover rates, all the peak turnover areas around me are HEAVILY farmed already, but i found 2 that had great turnover numbers for over 5+ years compared to other areas and not one single agent in the area had more than 10% of the sales, but when i drove out to see the areas i found out quickly that both are gated communities with no soliciting signs everywhere... 

The last part of my plan is to be able to retire/purchase my dream property, however my dream property is a farm and that can get pretty pricey. 

You are getting some GREAT info from Account Closed.Once you find a "farm area" to work, and follow his advice RE the Property Appraiser's site.There, you can locate homes done by investors.Once you locate them... two things...Do a search on the PA site using their name as the owner.If they are investors, it should produce a list of properties.Next... on the PA site, make noe of where the property tax bill gets sent.

Right now the market in my "farm area", to quote the book, lol, is stagnant but slowly crawling up.

It's now time for me to move forward and determine "farm" area for buy and holds.
