Beach condo in Florida

Hi all,  

I'm new to this forum and to real estate buying and selling. I've bought for personal use plenty of times but never for investment purposes. I have bought the book by J. Scott and I love it!  But I had already bought my first property before I read the book and I'm kinda glad I did because it gave me more insight as to what he was writing about in his book.   So, here's my question. Has anyone had any success in buying distressed beach front condos in Florida?  If so, what are the pitfalls? What worked for you!  I have bought a foreclosure beach front condo, I have remodeled it and it is beautiful!  I did have a few issues with subs during rehab but nothing that was earth shattering. Right now the market in my "farm area", to quote the book, lol, is stagnant but slowly crawling up. I'm currently renting it out right now as a vacation rental and its renting very well.  I want to get my realtor license so I can sell it myself and hopefully make a profit then do it all over again. I would love to hear from anyone with experience doing this
