And it is certainly an open, multi-tasking environment where you can nurture an interest that may indeed become a full time job after undergrad.  

. :-) So, short answer is, we used the MLS to help them find us and then we nurtured the relationship through pocket deals we've provided.

These relationships can be nurtured for a lifetime and sponsors should invest as much or more activity and capital growing these relationships as they do sourcing deals.  

But like any farm, you do need to nurture it.

There were the Alphas, who came from emotionally nurturing, financially successful families, and the Betas, who did not come from such families and succeeded despite the odds.

It’s not no magic bullet, however, this business is made up of offers as well as nurturing and finding new leads.  

I need somebody who can help build me up and nurture me, instead of breaking me.

Take a lot of rapport building, educating, and at times hand holding to nurture and structure these type of leads/transactions. 

A relationship that is based on a mutual understanding, respected and nurtured.

I'm currently nurturing a pipeline of 8-10 solid leads, one of which is an investor interested in multifamily & retail opportunities.I've asked my teammates, team leader, and broker how to go about writing a commercial offer.
