But I'd suggest you definitely partner with an experienced investor.

Nothing is foolproof of course, but having another investor in your market make a suggestion at least gets us on the right foot. 

i loved their videos and i did contact them, but am worried as some have suggested that they pawn you off to juniors and that their response is very slow.

Any insight from those who have done this or those that suggest we don't take this approach would be appreciated.

You can probably find some around DFW in some of the outer cities for around $250,000, so 1031 the ones with the most equity into more properties with chances for more appreciation.One thing I would suggest is not to buy NEW from the big production builders.

I appreciate the suggestion about checking with insurance agents regarding an elevation cert—definitely something I’ll keep in mind for future deals.
