Scaling your portfolio

I’m exploring strategies to scale my real estate portfolio given the current mortgage rate environment (7.5–11%). I own several single-family rentals (SFRs) with Section 8 tenants, which have built significant equity over the years. While I’ve considered cash-out refinancing or HELOCs, the high rates make these options less appealing.I’m debating between using cash to acquire more SFRs or diversifying into mixed-use retail properties. Alternatively, investing in money markets is another consideration. I’d appreciate insights on leveraging existing equity or optimizing cash deployment for portfolio growth.Looking forward to your thoughts.
